What Is A Home Inspection?

What is a Home Inspection? | Licensed Home Inspector in West Virginia & Virginia
A home inspection is a professional, visual evaluation of a home’s structure and systems performed by a licensed, unbiased third-party home inspector. Home inspections are typically conducted when buying or selling a home to assess its overall condition before closing the deal.

During a home inspection, a licensed inspector will carefully examine key components of the property, including:

  • Roof and Attic: Checking for leaks, insulation, and structural issues
  • Foundation and Basement: Identifying cracks, moisture, or structural concerns
  • Plumbing System: Inspecting pipes, water heaters, and drainage
  • Electrical System: Evaluating wiring, outlets, and electrical panels
  • HVAC: Examining heating, ventilation, and air conditioning systems
  • Windows, Doors, and Walls: Looking for damage, poor sealing, or safety concerns
  • Appliances: Assessing included appliances for proper operation

After the inspection, the client receives a detailed home inspection report outlining any issues discovered. This report can help buyers negotiate repairs, request price reductions, or, in serious cases, reconsider the purchase.

At Modern Home Inspections LLC, we provide thorough and reliable home inspections across West Virginia and Virginia, giving homeowners, buyers, and sellers the information they need to make confident, informed decisions.

What Makes Us Different?

What Makes Modern Home Inspections Different

At Modern Home Inspections, we provide thorough, professional home inspections designed to give buyers and agents clear, reliable information. What sets us apart is our use of advanced inspection technology and our commitment to ongoing client support.

We are an InterNACHI Certified Thermography Inspector and a licensed drone pilot, allowing us to safely perform drone roof inspections on steep or hard to access roofs. We use thermal imaging and drone technology during home inspections whenever conditions warrant at no additional cost. These tools help us identify hidden issues such as moisture intrusion, insulation defects, and other concerns that may not be visible during a standard visual inspection.

Our service doesn’t end with the inspection report. Clients and real estate agents can call or text with follow-up questions even after the report is delivered, ensuring confidence, clarity, and peace of mind throughout the home buying process.
